Dunne Real Estate Capital supplies short term capital solutions to real estate developers/owners by providing bridge or inventory loans securitized by the underlying real estate. 

Dunne Real Estate Capital's bridge and inventory loans typically provide a residential developer with a maturing construction loan or an apartment owner with a maturing loan more time.  In today's real estate market nearly all development projects have not performed as underwritten and require more time.  Many lenders are currently working to reduce their real estate exposure and are unwilling or unable to extend existing loans.  Dunne Real Estate Capital provides developers/owners with a solution.   

 Loan Criteria

• Loan-to-value (LTV) must be less than 60%.  Value will be determined through appraisal and Dunne Real Estate Capital's underwriting. 
• Loan size - $2 - $10 million.
• Property types - Primarily condo and apartment but will consider office, retail, and industrial.
• Commercial mortgages only.  We do not provide consumer financing.
• Real estate must be fundamentally sound, construction complete or near complete, and well located.
• Borrower must have sound financials. 
• Borrower must have a well defined exit strategy.

Rates

• Interest rates range from 12% - 22% (Current interest for all income producing assets.  An interest reserve maybe provided based on the situation)
• Commitment fee of 3% - 5% due at closing
• Underwriting deposit of $10,000
• Monthly asset management fee
• Borrower pays closing costs

Investment Consideration: Dunne Real Estate Capital typically requires the following items in order to provide an initial evaluation with the goal of issuing a written term sheet:

• Investment Memorandum: a written summary of the opportunity, typically including a transaction summary, financing request with terms, market overview and/or sponsor introduction.
• Third-Party Information: typically an appraisal, market study, feasibility assessment, environmental reports and/or property condition reports.
• Project Budget and Cash Flow: typically a monthly cash flow or pro forma for the real estate project including a sources and uses calculation, a project budget (with both hard and soft costs) and a profit calculation.
